Commercial building washing
Exterior washing for offices, retail, body corporate, light industrial and other managed properties, planned around access and site use.
Paint, concrete, roofing, timber and glass do not all want the same treatment. We choose the method around the surface, the build-up and the result you need.
For the exterior you notice every time you pull into the drive.
Exterior walls slowly collect a mix of mould, algae, dust, cobwebs, traffic film and salt. A house wash is about removing that layer from the visible envelope of the home—cladding, eaves, soffits, fascia, exterior gutters and joinery—using an approach that suits the surface.
Painted weatherboards and rendered finishes are not concrete. Where a gentler clean is called for, soft washing uses cleaning action and controlled pressure rather than force alone. Harder areas can be handled differently within the same visit.
Before sale photos, before exterior painting, after a wet winter, or when the shaded walls stop looking like the sunny ones.
Delicate paint, recent repairs, difficult access, tanks, pets, gardens or any particular area you want us to look at first.
Two different routes to a cleaner roof. The right one depends on what is growing and how quickly you need to see the change.
A roof wash removes surface build-up during the visit. It may suit a roof that needs a quicker visual improvement, but the method still has to respect the material, age, pitch, fixings and access. We inspect those factors before recommending a wash.
A treatment is applied and left to work. Organic growth dies, then weather gradually loosens and carries it away. It does not create an instant “after” photo, which is exactly why we explain the expected timeline before you choose it.
A property being prepared for market, a time-sensitive presentation job, or surface build-up that is appropriate for controlled washing.
Moss, mould and lichen where a gradual process is acceptable and force is not the preferred answer.
Because “it only overflows in heavy rain” is still an overflow.
Leaves, seed pods, roof grit and compacted organic debris can block the path to the downpipe. Gutter cleaning removes that build-up from accessible guttering and spouting so rainwater can move where it is meant to go.
If the outside of the gutter is marked as well, ask for a fascia and exterior gutter wash to be included. Clearing the inside and washing the visible face are different tasks, so we put the right one—or both—on the scope.
Outdoor surfaces take the weather, foot traffic and whatever the garden drops on them.
Water blasting can be effective on sound concrete and other durable surfaces. Timber and coated materials need more judgment. We adjust the method around the surface, its condition and what comes next—especially if a deck or fence is being prepared for oil, stain or paint.
Remove weather grime and organic growth while treating timber as timber, not a driveway.
Freshen painted, stained or bare fencing before upkeep, sale or a new finish.
Lift surface dirt, tyre marks and organic growth from suitable hardstand areas.
Clean the routes and outdoor spaces people use—and see—most often.
A property rarely needs only one thing. These services can be scoped on their own or grouped with the main exterior clean.

Add exterior glass to a house or building wash so the finished property does not stop at the window frame.
Remove loose grime and organic build-up before the painter assesses sanding, scraping, repairs and coating preparation.
Prioritise the front elevation, entry, paths, gutters and other areas that shape first impressions and listing photos.
Exterior panel cleaning can be discussed alongside roof-access work, subject to panel layout, access and manufacturer guidance.

“The back wall is green, the gutters overflow near the garage and we want the place tidy before photos” is more useful than guessing at a package.
